Education & Outreach… Synthesizing Affordable Housing Opportunities

GAHC provides a broad range of education & outreach services to assist its members with their affordable housing objectives and to promote affordable housing policy in general.
These services include:

  1. Technical assistance on a consulting basis;
  2. Educational workshops on affordable housing development and financing; and
  3. Reference information on either a library, gratis, or modest production charge basis.



Education - Turnkey Solutions to Affordable Housing Development

Organizing and structuring affordable housing activities and financing requires an aptitude of many, different disciplines. For example, areas of concentration include mortgage finance, project management, and debt structuring. To serve these vast educational needs, GAHC…

  1. Provides consulting services on an individual basis. GAHC has provided nonprofit organizations with project development expertise on a consulting basis. Some of the organizations receiving technical assistance from GAHC Consultants include: Calhoun Affordable Housing Development, Southwest Georgia Housing Development Corporation, Housing Development Corporation of Macon and Taylor Counties, and St. Phillip's Community Development Corporation.
  2. Sponsors workshops and conferences featuring timely affordable housing capacity, programmatic policy-oriented topics. For example, on July 12, 2001, GAHC hosted its first statewide affordable housing conference. The conference was entitled: "Furthering Affordable Housing: Development and Investment Strategies." The event featured the Lt. Governor Mark Taylor, F. Stone Workman (USDA/Rural Development State Director), and Lawrence Anderson (Vice President and Southeast Regional Director, The Enterprise Foundation) as speakers.

Outreach - Synthesizing Affordable Housing Initiatives

A solid agenda to promote affordable housing requires the active participation of business, civic, community and nonprofit organizations. To gather this diverse participation, GAHC engages in a number of outreach activities, including:

  1. Seeking out opportunities to work with affordable housing financiers, community development representatives, and real estate developers. Among GAHC's efforts to work with community development and affordable housing proponents is its coordination of a Nonprofit/Housing Policy Committee. The GAHC Nonprofit/Housing Policy Committee is a collaboration of thirteen Georgia-area nonprofit organizations, government agencies, and financial institutions. The GAHC Nonprofit Committee has contributed toward the organization's development of conferences, a position paper, and commentary on state policies effecting affordable housing allocations.
  2. Advocating on behalf of affordable housing issues and legislation. GAHC actively supports housing policies and practices that advance affordable housing for low- and moderate-income households. GAHC has written a Position Paper entitled: The Valuable Role Nonprofit Developers Play in Affordable Housing Development. In addition, the organization provides valuable feedback to state agencies on the allocation processes of subsidies supporting affordable housing development
